The Sunbury Rural Precinct is predominantly rural living, characterised by large residential lifestyle blocks. It is bounded by the Calder Freeway at the West, Hume’s local government border to the north and Jackson Creek on the east.

Residents tend to access services in neighbouring precincts or local governments and therefore, there are no identified community infrastructure needs for this community in the next 5 years.

The major park in this precinct is Emu Bottom Wetlands, which is a large nature-based destination and forms part of the Jacksons Creek biik wurrdha Regional Parkland. There is also a complementary conservation open space at Albert Road Reserve and the Parkway. However, most local small scale recreation needs are met privately, by residents utilising their large backyards.

Since Precinct 1 is predominantly rural living, with a small residential area along the eastern boundary, there are no identified community infrastructure needs to grow, enhance or optimise.

There is good network of open space in Precinct 1, however all play opportunities are towards the south. Further consideration needs to be given to an appropriate location for play in this Precinct. Given the abundant biodiversity in this Precinct, there is a need to create connections between existing open spaces for appropriate habitat corridors. There is an opportunity to provide walking paths where it does not conflict with natural habitat management and Cultural Heritage values.
